SM Development Corporation, the residential property arm of the SM Group of companies, has launched its first horizontal development—the 21-hectare Lindenwood Residences at Susana Heights, Muntinlupa City.

Set on gently rolling hills with lush green belts and year-round cool breeze from Laguna de Bay, Lindenwood Residences is SMDC’s second property venture south of Metro Manila. It is initially offering a total of 390 lots with an average cut 350 square meters this year.
“We’re optimistic that the market, particularly residents in the south who would like to build homes for their extended family, will positively receive Lindenwood Residences as it is the closest new development to business and commercial hubs, schools and medical institutions and sport and leisure clubs in the area. “said SMDC vice president Lindenwood project coordinator Carlos Chikiamco.
Chikiamco said Lindenwood Residences is a mere five-minute drive from Alabang and only 30 minutes away from the Makati Central Business District through the South Luzon Expressway via the Susana Heights interchange.
Other high-end properties in the South are located in Bacoor and Mamplasan in Cavite and Canlubang and Sta. Rosa in Laguna. The site of Lindenwood Residences was once part of the huge mango orchards of the landed Madrigal family.
Targeting new couples, starting families and overseas-based and local retirees, Lindenwood Residences features on-to-two story American country-style homes characterized by spacious yards, wide porches with swings, white picket fences and verdant gardens, which suit the property’s natural terrain, high elevation and serene environment.
Lots are price at an average P10,000 per square meter, which Chikiamco said offers extreme value-for-money as this pricing is pre-development pricing for developed lots”.
Chikiamco said a typical Lindenwood lot would cost about P3 million to P3.5 million and with at least the same amount to be spent on construction, a house and lot would cost about P7 million.
“We would like to share the upside increase in prices to our first buyers who appreciate not only the breathtaking charm and inherent appeal of the place but also its great investment potential. Some of our buyers are already excited to start building their homes and make Lindenwood Residences a vibrant community,” said Chikiamco.

SM developing Madrigal Property in Muntinlupa

SM Development Corp. is developing 22 hectares of the 44-hectare Muntinlupa property of the Madrigal family.

SM expects to gross P1.36 billion in building the Lindenwood Residences to be near Susana Heights interchange at the South Luzon Expressway.
”We’re optimistic that the market, particularly residents in the South who would like to build homes for their extended families, will positively receive Lindenwood Residences as its is closest new development to business and commercial hubs, schools, medical institutions and sports and leisure clubs in the area,” said SMDC Vice President and Project Director for Lindenwood Residences Carlos V. Chikiamco.
SMDC is pouring P300 million in development cost to put in place road networks, amenities and utilities in the area which offers 390 lots with an average area of 350 square meters. Chikiamco said the 22 hectare development would serve as the first phase of the project with the remaining 22 hectares set for the 2nd phase “depending on market reception.”
SMDC price lots at P10,000 per square meter. Chikiamco said they plane to market Lindenwood tot the higher end of the market, up coming professional who are looking for new homes to settle.
”We are looking at nature-oriented type of individuals who are looking for a lot first and build their homes later. Also those who have small family who want to upgrade in a permanent home,” said Chikiamco.
Chikiamco said SMC is also looking to partner with home developers for prospective clients who want a house and lot package in the project.
”We have already drawn 2 model units and we intend to link with builders who can offer the service to lot owners,” said Chikiamco.
Chikiamco said they intend to finish selling the first phase of Lindenwood in one year,
targeting 30 lots sold every month. SMDC currently has pre-sold 70 lots already.

SM Launches Lindenwood

SM Development Corp. (SMDC), the residential property arm of conglomerate SM Investments Corp., launched over the weekend its first residential development in Susana Heights, Muntinlupa City.

The 21-hectare project called Lindenwood Residences, will initially offer 390 lots with an average size of 350 square meters.
Lindenwoods Residences vice president and project director Carlos Chikiamco said lots were priced at an average of P10,000 per square meter, or about P3 million to P3.5 million.
Chikiamco said the P10,000 price would provide buyers with extreme value-for-money as it was a pre-development pricing for developed lots. He expressed optimism that the market, particularly home buyers from the south, would receive Lindenwood Residences.
